Minnesota Rental Application

The Minnesota Rental Application is a template given by landlords to individuals interested in leasing a property currently up for rent. The application provides landlords with a comprehensive history of the applicant, allowing the landlord to make a logical, informed decision as to whether the applicant would make a desirable tenant or not. Unlike most states, Minnesota has a statute in place (§ 504B.173) mandating the application fee typically charged to prospective tenants; among the requirements, one prominent restriction is that landlords cannot charge an application fee if there is no rental available at the time of application, and landlords must return the part (or all of) the application fee if a paid credit or background report is not generated.
