Minnesota Month-to-Month Rental Agreement


The Minnesota Month to Month Rental (Lease) Agreement is an official legal document signed between a landlord (lessor) and tenant (lessee) establishing the tenant’s right to live in a rented property so long routine payments are made to the landlord. Unlike conventional 12-month leases, the monthly lease contains no end-date. So long no parties terminate the contract, it could go on indefinitely. According to Minnesota Statute § 504B.135, either party can terminate the contract with only one (1) month notice (the length of time between payments). If payments are made in increments longer than every three (3) months, a maximum of three (3) months notice must be given.
